We start with somewhat of a sleepy Rob B this week as he rises early, ready for an exciting day on the road visiting a few of his upcoming property developments.
After purchasing his first buy to let property investment over 10 years ago to now being a property developer across multiple sites, it’s clear to see why excitement levels are through the roof. And what’s interesting about Rob’s property projects is that they’re all at different stages.
Firstly we have Crewe – this is a development which sold out in record time. There’s a combination of 2, 3 and 4-bedroom houses and the site is a hive of activity. There’s a certain method of construction which is accelerating progress here, listen carefully to see why this is the case.
You’ll also hear from Rob W who’s Rob B’s land buyer (yes, we’re introducing another Rob!). It’s no easy task finding development sites that tick all the boxes, so he shares some of the tough challenges which will prove useful if you’re considering dipping your toe into the world of property development. Finding land is tricky, so Rob has had to dig deep to find the right opportunities.
It’s not just land either – you’ll possibly find yourself sifting through a lot of red tape when developing your own property. And there’s plenty of hints and tips on this throughout the podcast.
This week you’ll also get an update on the site in Ashton-under-Lyne, Greater Manchester. Again, this is another of Rob’s property developments which sold out in just a few hours to keen buy to let property investors. Was it the location, the numbers or a combination of factors down to its success? We’ll find out how Rob came to acquire this site and just what planning obstacles he came across. The design of this project is also set to be something special, and we can’t wait to reveal all.
We’re also letting you in on a secret – there are another two sites in the pipeline! Property investors are always looking for a great deal and it’s important as a developer that we build the right type of property which is going to benefit from strong yields, capital growth and a healthy rental demand. There’s obviously multiple factors which result in the success of a buy to let property, and today is the day you can gain some valuable insights.
The final project we reveal is a biggie. It’s without a doubt the largest and most ambitious project to date – so much so that the sheer amount of work has possibly deterred many other property developers. But not Rob B. In true Rob style, he’s found ways to overcome these challenges and talks through the reasons why he’s been able to push ahead with his plans.
